Q4 2023 Windsor-Essex Real Estate Statistics

For the fourth quarter of 2023 (October through December), the Windsor-Essex real estate market became a more balanced market compared to the final quarter of the year in 2022:

  • The number of homes sold was down over 15%

  • The number of listings decreased 11%

  • The average price of a home decreased over Down 8.77%%

  • The percentage of listings that sold was down from 51% to 48% 

Q4 2023 Insights for Real Estate in Windsor and Essex County

To give you further insight into the real estate market conditions for the fourth quarter of 2023:

  • Listings were down around 11% over last year,

  • Windsor continues to be an attractive market for buyers.

  • Buyers are paying less compared to the same time last year.

  • The majority of homes that sold were under the average sales price, showing that there is still a market for starter and more affordable properties
     
  • We saw a balanced market in the fourth quarter with 48% of homes selling compared to 51% during the same period last year.

  • The average price of apartments/condominiums was also down, declining over 11%.

Most Popular Housing Styles for Windsor-Essex County Homebuyers

Bungalows continued to be the most popular style of home for buyers, followed by ranches, 2 storey homes, 1 1/2 storey homes, and raised ranches. The highest average sales price belonged to 2 storey homes, followed by raised ranches, ranches, bungalows and 1 1/2 storey homes.
