Q3 2023 Windsor-Essex Real Estate Statistics

For the third quarter of 2023 (July through September), the Windsor-Essex real estate market became a more balanced market compared to the first quarter of the year in 2022:

  • The number of homes sold was down 19%

  • The number of listings decreased 15%

  • The average price of a home decreased over Down 11.37%

  • The percentage of listings that sold was down from 50% to 48% 




Q3 2023 Insights for Real Estate in Windsor and Essex County

To give you further insight into the real estate market conditions for the third quarter of 2023:

  • Listings were down around 19% over last year, Windsor continues to be an attractive market for buyers.

  • Buyers are paying less compared to the same time last year.

  • The majority of homes that sold were under the average sales price, showing that there is still a market for starter and more affordable properties
     
  • We saw a balanced market in the third quarter with 48% of homes selling compared to 50% during the same period last year.

  • The average price of apartments/condominiums was also down, declining over 22%.

Most Popular Housing Styles for Windsor-Essex County Homebuyers

Bungalows continued to be the most popular style of home for buyers, followed by 2 storey homes, ranches, 1 1/2 storey homes, and raised ranches. The highest average sales price belonged to 2 storey homes, followed by raised ranches, ranches, bungalows and 1 1/2 storey homes.
