February 2024’s Real Estate Snapshot

Even though temperatures have been up and down this spring, Windsor Essex County’s real estate market has been steadily warming up since the beginning of the year.

The Numbers

February’s residential sales were almost 6% higher when compared to February 2023! This is accompanied by a climbing average sales price, which reached $534,655 last month. There was also an increase in the number of active listings, with over 1,000 homes listed in February. This represents a roughly two-month supply of homes.

What’s Selling Best?

Bungalows and ranches were the most popular styles of homes in February. However, all types of homes are benefiting from a shorter average time on the market – it dropped to 30 days last month due to the uptick in sales. All homes except for raised ranches saw an increase in average sale price.
