The Windsor Essex County real estate market has made it through the holiday slump, but where do we sit now? Let’s take a closer look at the January numbers and see if this spring will be the right time for you to buy or sell.

The Numbers

Both the monthly and annual average sales price have slightly increased – it now sits at $534,655. This marks the first time since August 2023 the monthly average sales price has increased! The number of residential sales jumped from 226 to 276 in January. Interestingly, this is almost the exact same number of homes sold in January 2022. 

Homes sold above the median price increased from 85 in December 2023 to 120 in January 2024. Combined with the spike in the number of residential listings from 301 in December to 722 in January, it is clear that both demand and supply have increased.
