What does 2024 have in store for Windsor Essex County’s real estate market? It’s hard to know for certain, but looking at how our market ended the year can give us some important insights! Let’s dig into the numbers together.

The Numbers

While fewer homes were sold in December 2023 when compared to December 2022, the sales price of homes was 8.06% higher. This could be due in part to the rise in inflation that Canada has seen throughout 2023.

The average sales price for homes in Windsor Essex County was $514,495. Two thirds of the homes sold in December 2023 were priced under $500,000, which has been the trend for all of 2023. Only 11 homes prices over $1M sold last month.

What Kind of Homes Sold Best?

Bungalows and ranches increased in average sales price, while the rest of styles dipped. Additionally, there were also more bungalows and ranches sold in December 2023 than other styles. Condo sales dipped when compared to November 2023, but were still higher than December 2022.
