JANUARY 2024 MARKET REPORT

Taking a look at the Real Estate Market in Windsor Essex, for JANUARY 2024

Residential Sales: January 2024 residential sales is almost a “mirror” of last January with 276 homes sold for the month.

Homes Sold Under and Above the Median Price ($550,000): Homes sold under the median price continue to dominate with over 60% of the total market.  Only 7 over $1M homes sold in January.

Average Sales Price, both Annually and Monthly: January’s average sales price of $534,655 is up 3.38% over last year but within the range of the last 6 months.

Most Popular Style of Home: While bungalows and ranches were slightly down all other categories were up for January.

Monthly Residential Sales %: Monthly residential prices have slightly increased by 5.34% for the first time since August of last year.

Annual and Monthly Sales/List Ratio: The Annual Sales/List Ratios of 45% continues has remained constant for over 12 months.

Residential Listings: Residential Listings jumped substantially from last month but were up just slightly over January of 2023.

Active Listings: Active Listings available for sale at the end of January are just slightly more than last month and represent about a 2-month supply which bodes well for our market stability.

Average Day on the Market: While the average days on market increased to 36 days this is still close to the monthly average we’ve seen all of last year.

Monthly Condominium Sales: We had 59 monthly condominium sales for January, up over December and right back to the sales averages we’ve seen since September of last year.
