Q2 2021 Windsor-Essex Real Estate Market Stats

The housing market for Windsor and Essex County remained very strong in the second quarter of 2021 (April through June), with continued demand for the available homes and a significant increase in the average sales price compared to the same time in 2020. Listings were also up considerably from Q1 2021, giving buyers more of an opportunity to find their next home.

Home Sales, Prices, and Listings Increased in Q2 2021

The number of residential properties sold in the second quarter of 2021 was up 43.2%, finishing at over 5,000 homes sold for the year so far. Prices were also up significantly, increasing over 40% from Q2 2020 and bringing the average sales price of a home in Windsor and Essex County to $542,046. Listings were up by 28.4%, showing that more sellers are entering the market compared to last year. Even with this increased inventory, demand remained very high as 75% of listings sold compared to 68% at the same time last year.

Most Popular Housing Styles in Windsor and Essex County

Bungalows continued to be the most popular style of home in Windsor and Essex County, followed by 2 storey homes, 1 ½ storey homes and raised ranches. Apartments and condominiums continued to be a popular choice for buyers, and saw an increase in their average price compared to the previous year as well.
