Q3 2021 Windsor-Essex Real Estate Statistics

For the third quarter of 2021 (July through September), the Windsor-Essex real estate market remained very strong. The number of homes sold and the average price of a home, and the number of listings taken continued to climb during this period of time, while the percentage of listings that sold remained consistent with Q3 2020.

Windsor-Essex Home Sales, Prices and Listings Increased in Q3 2021

The numbers show that this was another strong quarter for sellers when it comes to real estate in Windsor and Essex County. Buyers continued to pay more, and sellers benefitted from the continued demand for the available homes.

Among the most telling numbers for the third quarter of 2021 for the Windsor-Essex real estate market were:

  • The number of homes sold increased by 18.5% (5,894 in 2021 compared to 4,976 in 2020)
  • The number of listings increased by 20.3% (8,220 in 2021 compared to 6,836 in 2020)
  • The average price of a home was up 35.5% ($546,899 in 2021, up from $403,716)
  • The average homeowner equity gain was $143,183, up 35.5%
  • 72% of listings sold compared to 73% in the same quarter last year
  • Apartments and condominiums saw a significant increase in their average sales price, up to $365,919 in Q3 2021 from $284,491 in Q3 2020.

These numbers show that there is still a great deal of demand for the available homes in Windsor and Essex County, which continues to be an affordable choice compared to a number of other markets. 

Most Popular Housing Styles for Windsor-Essex County Homebuyers

The most popular style of home for the third quarter was bungalows, followed by 2 storey homes, ranches, raised ranches, and 1 ½ story homes. The highest average sales price belonged to 2 storey homes, followed by ranches, raised ranches, bungalows, and 1 ½ storey homes.
