Q4 2021 Windsor-Essex Real Estate Statistics

For the fourth quarter of 2021 (October through December), the Windsor-Essex real estate market remained very strong. The number of homes sold, the number of homes listed, and the average price of a home all continued to grow compared to the same period during the previous year.  

Home Sales, Listings, & Prices in Windsor-Essex Continued to Climb in Q4 2021

The numbers show that the Windsor-Essex real estate market continues to be a strong seller's market. Demand has remained high, and sellers are benefitting from the lack of inventory as buyers have continued to pay more for the available homes.

Among the most telling numbers for the fourth quarter of 2021 for the Windsor-Essex real estate market were:

  • The number of homes sold increased by 14% (9,064 in 2021 compared to 7,770 in 2020)
  • The number of listings increased by 15% (12,620 in 2021 compared to 10,683 in 2020)
  • The average price of a home was up 26% ($552,177 in 2021, up from $411,077)
  • The average homeowner equity gain was $141,100, up 34%
  • 75% of listings sold compared to 77% in the same quarter last year
  • Apartments and condominiums saw a significant increase in their average sales price, up to $310,360 in Q3 2021 from $$239,704 in Q4 2020.

These numbers show that there is still a great deal of demand for the available homes in Windsor and Essex County, which continues to be an affordable choice compared to a number of other markets. 

Most Popular Housing Styles for Windsor-Essex County Homebuyers

The most popular style of home for the third quarter was bungalows, followed by 2 storey homes, 1 1/2 storey homes, ranches, and raised ranches. The highest average sales price belonged to 2 storey homes, followed by ranches, raised ranches, bungalows, and 1 ½ storey homes.
