April was a varied month for real estate in Windsor Essex County. Though home prices are down compared to last April, they have now been climbing for four months straight. Residential Listings are Down Compared to April 2022  -  This is no surprise. In April last year, the Windsor Essex market was still feeling the results of a pandemic-era market. Still, many were expecting a busier market this April – there is usually a marked uptick in listings in spring. It can be hard to pinpoint the cause, but it may come down to the cold, unpleasant weather Windsor Essex endured throughout April. Let’s hope it’s true what they say about April Showers!

Monthly Average Sales Price Still Rising  -  The average sales price continued to rise in April – it is now $576,654. This is in part due to the increased movement in higher-end homes. 24 homes over $1 million were sold in April.

What Type of Home is Selling Best?  -  As usual, bungalows are the best-selling type of home in Windsor Essex County. However, 2 story homes, raised ranches, and ranches continued to gain popularity in April, as they have since January. Condo sales will likely continue to drop as condo development slows.
