Q3 2017 Windsor-Essex County Real Estate Market Statistics

The numbers are in for the third quarter (July-September) of 2017 in Windsor-Essex real estate, and they show that this region continues to see growth in the housing market. When compared to the same quarter of 2016, there is a noticeable increase in the average sale price as well as home equity gain, and a small increase in the number of homes sold, number of listings, and percentage of listings that were sold. All of this indicates that the market for real estate in Windsor-Essex is still very favorable to sellers. 

We can see that Windsor-Essex County remains a seller’s market through a 14% increase in the average sales price compared to the same time last year, with homes selling for an average price of $264,012 compared to $226,980 in Q3 2016. This helps to demonstrate that many homes are still receiving multiple offers, and there is still high demand for the homes for sale in Windsor and Essex County. Among the home sales in Windsor-Essex, 59% fell below this average sales price, showing that there are also still some great values to be found for buyers in Windsor-Essex real estate.

The number of homes sold and the number of homes listed through Q3 2017 remained very consistent with last year, both showing a 1% increase.  The most popular styles of home continued to be Bungalows and Ranches, followed by two storey homes. Of note, apartments and condos continued to attract a great deal of attention as well, with the average sale price for these homes having increased to $210,075 compared to $153,557 in the same period last year.
