Residential listings continued its strong pace with 405 listings taken which is an 8.87% increase over last year. That has kept our listing stock of residential properties at 293 as of the end of December which is reasonable. This is the 2nd straight month with increased in listing which is keeping supply strong. Sales of homes also showed an uptick of 10.6% increasing to 459 units c/t 415 last December. The Average Sales Price for the year ended slightly up at annualized $552,177 compared to $411,077 last year showing equity gain of 34.32% for the year! With the strong sales in December this is a modest increase from last month’s $550,755. You will note that if the supply side (listings) match the sales side in increases we have a very balanced market especially in price. We hope that our listing stock availability continues.
