Q2 2019 Stats for Real Estate in Windsor and Essex County

The second quarter of 2019 (April 1st through June 30th) is behind us, and now is a great time to see where the Windsor-Essex real estate market stands. When compared to the same quarter of 2018, we can see that this continues to be a strong seller’s market and that there is great demand from buyers for the homes for sale in Windsor and Essex County.

The number of homes sold in the Windsor-Essex region was very close to the same number, with a small 1% decrease in the number of homes sold in the second quarter of 2019 compared to Q2 2018. The number of listings was noticeably higher for Q2 2019, as there was a 10% increase in homes listed compared to the same period last year. At the same time, the percentage of listings that sold during this quarter was down 8% versus the previous year, going from 73% to 65%.

The average sale price also showed an increase of 11% over last year and stood at $342,884 this quarter. With 61% of homes sold selling for under the average sale price, buyers appear to be seeking out more affordable homes in the busy Windsor-Essex real estate market.

Bungalows continued to be the most popular style of house for homebuyers in Windsor-Essex, with 2 storeys, ranches, 1.5 storeys and raised ranches rounding out the most popular types of home. Apartments and condominiums continued to see a noticeable increase in their average sale price, showing that they continue to be a popular option for buyers as well.
